Identifying Whether Your Loft Can Be Converted

Before our building contractors commence work, we will complete a site survey to identify project suitability. Generally speaking, most residential lofts can be converted, but should our team discover any issues, you can rest assured that we will inform you during the initial consultation. The following factors should be considered:

Head Height

Loft conversions require 2.2m-2.3m of head height from the ceiling joist to the internal ridge. If you fall short of this head height requirement, consider lowering your ceilings. 

Roof Type

A steeper roof pitch, ideally above 30 degrees, will make the conversion easier and provide more head height. The most suitable roof structures are cut, truss roofs, and purlin, with the former being the easiest to convert. 

Accessibility

There must be enough room to build a staircase, whilst any water tanks or chimney stacks in the loft will need to be relocated or built around during the construction of your dormer, mansard, or hip-to-gable conversion.

Fire Safety

Building regulations require sufficient escape routes in a fire, such as new windows or a fire door. 

Party Wall Agreements

If you live in a semi-detached or terraced house in Kensington, Chelsea, Barking or elsewhere, you may need a party wall agreement from your neighbours before proceeding with a full roof conversion.

Leasehold Flats

If you own a leasehold flat, you may need to get consent from the freeholder before making any structural changes.
